- Grab bars and safety items
- Trim, caulk and grout tidy-ups
- Flooring repairs before photos
- Gutter and downspout fixes
How we work with agents
- Quotes from photos, usually same day
- Text or email the inspection pages. You get numbers you can take into a negotiation without waiting on a site visit.
- We tell you what we can't hit
- If a date isn't realistic, you'll hear it up front. Better than finding out the week of closing.
- We work around showings
- Tell us the windows and we'll fit them. We keep the place clean — it's still being sold while we're in it.
- Insured, certificate on request
- If your brokerage or the buyer's side wants a certificate of insurance before work starts, ask and we'll send it.
- Photos of every completed item
- So you have documentation for the file and for the other agent.
What we'll send you elsewhere for
HVAC, licensed electrical and concrete. Those come up on inspection reports constantly, and we're not the right call for them — we'd rather say so than slow your timeline down.
