How we work with landlords
- You don't need to be there
- Lockbox or key handoff is fine. We'll confirm when we're on site and when we're done.
- Photos when the job's finished
- Useful for your records, and for the security-deposit conversation if there is one.
- One invoice, not four
- Multiple jobs across a unit come back as a single bill. If you have several properties, we can group them.
- A quote before we start
- Send photos and we can usually price it without a site visit, which saves a day. Pricing is per job — we'd rather look at the actual unit than quote you off a rate card.
- Certificate of insurance on request
- We're insured. If your management company needs a certificate on file before anyone starts work, ask and we'll send it.
Where we stop
HVAC, work needing a licensed electrician, and concrete. Those need specialists, and we'll say so when you send the photos rather than hold up your turnover.
If we open something up and find one of them in there, you hear it that day. Not after the unit was meant to be back on the market.
